How It Works

Simple, Fast, and Built for You

It's simple. Luxe Corporate Living has established excellent credit and relationships with several major apartment companies. This program helps you rent anywhere of your choosing at just about any apartment community in your area — by submitting an application on your behalf under the management company's or landlord's corporate leasing option.

The corporate partner will submit your name as the official occupant that will be residing on the lease for 12 calendar months.

01

You Pick Your Community

Find the apartment community you want to live in. Almost any major apartment community with a corporate leasing option qualifies.

02

We Apply Under Corporate Leasing

Luxe Corporate Living submits the application on your behalf using the property's corporate leasing option, backed by our established credit and landlord relationships.

03

You Move In as Official Occupant

You are placed on the lease as the official occupant for a full 12-month term. We made it possible — you make it home.

Ready to find your apartment?Submit your application and tell us the community you have in mind — we'll take it from there.

We Work With People
Others Turn Away

Traditional landlords often say no. We built this program specifically for people navigating difficult financial histories. If you've been rejected before, we want to hear from you.

Low or Bad Credit

Credit scores below 580? Collections, charge-offs, or no credit at all? We assess your full picture, not just a number.

Prior Evictions

A prior eviction doesn't close every door. Our corporate leasing approach bypasses standard tenant screening that holds you back.

Bankruptcy History

Filed Chapter 7 or 13? We understand rebuilding takes time and we're willing to work with you right where you are today.

Repossessions

Vehicle or property repos on your record? We look beyond a single setback and focus on your current ability to pay.

New to the Country

No U.S. credit history? We welcome newcomers and international professionals who need our corporate account to establish a rental record.

Criminal Convictions

Certain convictions may still qualify depending on offense type and how long ago. Contact your Relocation Specialist to discuss your specific situation.

Why It Works

The Power of Established Corporate Credit

Most creditors don't report to Dun & Bradstreet or Experian — which means individual credit scores don't tell the full story. Our 10+ years of business tenure, consistent payment history, and verified rental references carry real weight with property managers.

We've built that trust over a decade so you can benefit from it — regardless of what your personal credit report says.

01

10+ Years of Verified Business History

Our rental references and payment track record speak louder than any credit score to the property managers we work with.

02

Relationships with Major Communities

We apply under corporate leasing options that most individuals simply cannot access on their own.

03

You Choose, We Execute

Pick virtually any apartment community in your area and we'll work to get you in under our corporate account.

04

Approvals Guaranteed on Our Network

All listings we send are properties where we're already approved. We guarantee our approvals on those communities.

People We've Helped

I had an eviction from 3 years ago and was rejected everywhere I applied. Luxe submitted under their corporate lease and I moved into the exact apartment I wanted within two weeks.

After my bankruptcy I thought quality housing was off the table for years. They used their corporate leasing option and I'm now in a beautiful 2BR in the community I specifically asked for.

I relocated from Nigeria and had zero U.S. credit history. I told them the apartment community near my job and they handled the entire corporate application. I was approved in days.

Got Questions?

Frequently Asked Questions

We believe in full transparency. Here are honest answers to the questions our clients ask most — no sugarcoating, no fine print surprises.

Fees & Costs
Why are the application and admin fees higher than a regular rental?

Because we are a corporate entity, property management companies charge corporations a higher application and admin fee. This is because corporations require more in-depth vetting than a regular individual renter.

There's also an upside: while a regular renter can only lease one unit, a corporation can lease and hold up to the maximum number of units permitted by FHA — typically up to 5% of the total units on a property. That expanded access is why the fees are higher.

Where does the money go? App and admin fees go directly to the property to secure your unit while they run our information for approval. Note: this does not necessarily hold the unit — some properties require an additional deposit to officially take the unit off the market.

What are your fees — what does Luxe Corporate Living receive?

Our service fee is equal to one month's rent (promotional rates and prorated rent excluded). This covers our work applying under our corporate account, managing the leasing process, and placing you as the official occupant on the lease.

Fee = 1 Month's Rent
Can I get a refund on my app and admin fees if I change my mind?

No — app and admin fees are non-refundable. Once you pay, those funds are immediately forwarded to the property management company. Even the property itself cannot refund them, and if you were to walk in and request a cancellation, the same applies.

You will have signed a waiver at the time of application acknowledging this, and our invoice also clearly states that app and admin fees are non-refundable. Please make your decision carefully before paying.

Non-Refundable
How much is the security deposit?

We won't know the deposit amount until after the application has been processed. The deposit is set entirely by the property owners (not the management company or staff) and can range from a small amount to one full month's rent.

Some properties require no large deposit at all; others may require more for corporate entities. We will communicate the deposit requirement as soon as it's confirmed.

Can I pay extra to expedite my file and move ahead of others?

Yes — we offer expedited processing for clients who need to move quickly. There are only two expedited slots available at any given time, and fees vary based on the property.

If you're in urgent need, contact your Relocation Specialist to ask how many expedited slots are currently available.

Approvals & Guarantees
What if I don't get approved?

Don't worry — all listings we send are for property management companies where we are already approved. If it's a property we don't yet have a client at, we are required to formally apply as a formality — but this is just a standard step every property requires.

We guarantee our approvals on all properties within our established network.

Approvals Guaranteed (Network Properties)
Why wouldn't your corporate credentials be enough to waive an extra deposit?

Our corporate credentials could be excellent, but property owners have the right to set their own criteria — and they do. They own the property and can require specific things from corporate entities regardless of our track record.

Also worth noting: corporate credit is fundamentally different from personal credit. There's no FICO score — it's graded on different scales. We could be approved at a very expensive property with no deposit, then be denied at a less expensive one because we have one too many or too few leases under our umbrella with that management group. Every property is unique.

Can you apply to a property that's not on your list?

If a property accepts corporate leases, yes — we can reach out to them and explore the option. However, if a property is not already on our approved list, we cannot guarantee approval in the event of a denial.

Properties on our established list come with our approval guarantee. Off-list properties are handled on a best-effort, no-guarantee basis.

Guarantee applies to network properties only
Lease Terms & Renewal
After 12 months of on-time payments, can the apartment renew my lease directly?

No. The lease is held under the company name — we are the ones who sign it. At renewal time, we would need to sign the new lease again. You are listed as the official occupant, not the leaseholder.

Any changes to the lease — unit number, floor plan, updated terms — must be signed by an officer of the company. There will be a lease renewal fee for the new rental rate, which is your responsibility to pay to us in order for the renewal lease to be signed.

Renewal Fee Applies
How long does the process take from application to move-in?

It depends on the property manager and when the application is submitted. Because property staff are not paid commission on corporate leases, they may take their time processing. We follow up consistently and respectfully to keep your file moving.

Most clients are placed within 2–3 weeks of submitting. Expedited processing is available if you need to move faster — ask about our expedited slots.

Background & Eligibility
I have a criminal conviction — will I be denied?

It depends entirely on the nature of the conviction and when it occurred:

Physical harm convictions within the last 5–6 years carry a risk of denial. If this applies to you, it is critical that you inform your Relocation Specialist immediately so we can advise you properly.

Convictions older than 7 years — the property is generally not going to look that far back into your history.

Non-violent offenses are typically not a concern for the property at all.

If there is a physical harm conviction, there may be other options available on a case-by-case basis. Always disclose your situation upfront.
