What does it cost to apply?

There are two fees in our program. The first is a $99 application fee paid at the time of submission — this covers the cost of processing your file through our leasing team. The second is a $400 admin fee that becomes due once you have selected a property and our Leasing Advisor has verified your file and confirmed next steps. This admin fee is paid to the property management company to initiate the corporate leasing process.

Why are the application and admin fees higher than a regular rental?

Because we are a corporate entity, property management companies charge corporations a higher application and admin fee. This is because corporations require more in-depth vetting than a regular individual renter. There is also an upside: while a regular renter can only lease one unit, a corporation can lease and hold up to the maximum number of units permitted by FHA — typically up to 5% of the total units on a property.

Can I get a refund on my application or admin fees?

No — application and admin fees are non-refundable. Once paid, the application fee funds the processing of your file and the admin fee is forwarded directly to the property management company. Even the property itself cannot refund those fees. You will acknowledge this in writing during the application process. Please make your decision carefully before submitting payment.

Our service fee is equal to one month's rent (promotional rates and prorated rent excluded). This covers the full corporate application process, lease execution, and placement services.

Can I pay extra to expedite my file?

Yes — we offer expedited processing for clients who need to move quickly. There are only two expedited slots available at any given time and fees vary based on the property. Contact your Relocation Specialist to ask about current availability.

What if I don't get approved?

Don't worry — all listings we send are for property management companies where we are already approved. For properties in our established network, we guarantee our approvals.

Can you apply to a property not on your list?

If a property accepts corporate leases, yes — we can reach out and explore the option. However, if a property is not already on our approved list, we cannot guarantee approval in the event of a denial.

After 12 months, can the apartment renew my lease directly?

No. The lease is held under the company name. At renewal time, we must sign the new lease again. You are listed as the official occupant, not the leaseholder. Any lease changes require a company officer signature. A lease renewal fee applies for the new rental rate, which is your responsibility to pay to us.

How long does the process take?

Most clients are placed within 2–3 weeks of submitting their application. Because property staff are not paid commission on corporate leases, they may take their time. We follow up consistently and respectfully on your behalf. Expedited processing is available if you need to move faster.

Background & Eligibility
I have a criminal conviction — will I be denied?

It depends entirely on the nature of the conviction and when it occurred. Physical harm convictions within the last 5–6 years carry a risk of denial — disclose this to your Relocation Specialist immediately. Convictions older than 7 years are generally not flagged. Non-violent offenses are typically not a concern. There may be options available on a case-by-case basis.

REFUND POLICY — Luxe Corporate Living: All fees collected by Luxe Corporate Living are non-refundable once submitted. This includes but is not limited to: (1) The $99 application processing fee — this fee is collected at the time of submission and covers internal file review, leasing team processing, and document verification. It is non-refundable under all circumstances including change of mind, relocation, or inability to qualify. (2) The $400 admin fee — this fee is forwarded directly to the property management company upon property selection. Luxe Corporate Living has no ability to recover these funds once transmitted to the property. (3) Service fees equal to one month's rent — these fees are earned upon lease execution and are non-refundable. (4) In the event of a lease denial on a non-network property: application and admin fees paid to the property are not recoverable. Luxe Corporate Living's internal processing fee remains non-refundable. Chargebacks initiated against Luxe Corporate Living for services rendered will be contested with full documentation including signed agreements, service logs, and IP records.
