There are two fees in our program. The first is a $99 application fee paid at the time of submission — this covers the cost of processing your file through our leasing team. The second is a $400 admin fee that becomes due once you have selected a property and our Leasing Advisor has verified your file and confirmed next steps. This admin fee is paid to the property management company to initiate the corporate leasing process.

This is because corporations require more in-depth vetting than a regular individual renter. There is also an upside: while a regular renter can only lease one unit, a corporation can lease and hold up to the maximum number of units permitted by FHA — typically up to 5% of the total units on a property.
No — application and admin fees are non-refundable. Once paid, the application fee funds the processing of your file and the admin fee is forwarded directly to the property management company. Even the property itself cannot refund those fees. You will acknowledge this in writing during the application process. Please make your decision carefully before submitting payment.

You are listed as the official occupant, not the leaseholder. Any lease changes require a company officer signature. A lease renewal fee applies for the new rental rate, which is your responsibility to pay to us.

We follow up consistently and respectfully on your behalf. Expedited processing is available if you need to move faster.
It depends entirely on the nature of the conviction and when it occurred. Physical harm convictions within the last 5–6 years carry a risk of denial — disclose this to your Relocation Specialist immediately. Convictions older than 7 years are generally not flagged. Non-violent offenses are typically not a concern. There may be options available on a case-by-case basis.
