Texas evictions are filed in Justice of the Peace courts and become public record immediately on filing. Expunction is available only in narrow circumstances, and Texas has preempted local source-of-income ordinances, so a San Antonio landlord may decline a voucher holder outright. A filing that was dismissed, or that you settled before the hearing, still appears in the record and still reads as an eviction to most screening vendors.
