Fees, deposits, guarantees, renewals, criminal history, timelines — here is exactly how the program works, including the parts other companies bury in fine print. For the complete dollar-by-dollar breakdown, see our full cost guide.

Quick answers
  • What it is: Luxe Corporate Living signs the apartment lease as the tenant, so the property screens our company — not your eviction, credit, or bankruptcy.
  • Requirement: verifiable income of at least 2.5× the rent, plus a photo ID.
  • Cost: $0 to apply · $499 file activation after you pick a property · one month's rent risk fee at lease signing.
  • Speed: reply within one business day; most clients move in 7–14 days after applying.

Eligibility

Who qualifies for the program?

Anyone with verifiable monthly income of at least 2.5 times the rent and a government-issued photo ID. Income can be shown with pay stubs, bank statements, tax returns, an offer letter, or 1099 contracts. That is the only hard requirement.

Can I get an apartment with an eviction on my record?

Yes. Prior evictions — including open or unpaid ones — do not disqualify you, because Luxe Corporate Living signs the lease as the tenant and the property screens our company, not you. Your rental history is never submitted to the property.

Do you check my credit?

No. There is no personal credit check at any stage. Low scores, no U.S. credit history, collections, broken leases, and Chapter 7 or Chapter 13 bankruptcy do not block approval.

I have a criminal conviction. Will I be denied?

It depends on the type and age of the conviction. Convictions involving physical harm to a person within roughly the last 5–7 years carry real risk of denial — if this applies to you, tell your Relocation Specialist immediately so your file is handled correctly; these are reviewed case by case. Convictions older than about 7 years are generally outside what properties review, and most non-violent offenses are not a concern in this process.

Is this a guarantor or cosigner service?

No. A guarantor still submits your application, so your record is still screened and can still be denied. We are the named tenant on the lease — your name never goes on the lease application. We are also not a credit repair company; nothing on your report is disputed or removed.

Which cities do you serve?

All 50 U.S. states, with active markets in 21 metros including Atlanta, Houston, Dallas, Las Vegas, Los Angeles, Miami, Tampa, Orlando, Charlotte, Nashville, Phoenix, Chicago, Denver, Seattle, Washington DC, Philadelphia, Baltimore, Memphis, Columbus, Jacksonville and San Antonio. See the city guides.

Costs & fees

Is applying free?

Yes. Submitting the application costs $0 — no credit card and no credit check. A Relocation Specialist responds within one business day.

What does the program cost in total?

Three stages and nothing else from us: the application is free; a $499 file activation ($99 activation fee + $400 admin fee paid to the property) is due only after you select a property and choose to proceed; and a risk fee equal to one month's rent is due at lease signing, only after approval. The property may set its own security deposit, and renewals carry a renewal fee. See the full cost guide.

Why are the activation and admin fees higher than a normal apartment application?

Because the applicant is a corporation, not an individual. Property management companies charge corporate entities more to apply because corporate accounts require deeper vetting — a corporation can lease multiple units at a property (typically up to about 5% of total units), while an individual renter can only lease one. Both fees go directly to the property to process our corporate file. Some properties require an additional deposit to actually hold a unit off the market.

Can I get a refund on the activation and admin fees?

No. Those funds are sent directly to the property management company and cannot be recovered — even by us. You sign a waiver acknowledging this before paying, and it is stated on your invoice. Please decide carefully before making payment.

What is your risk fee?

One month's rent (promotional and prorated rent excluded), due at lease signing. This is our fee for taking on 12 months of contractual liability for your lease. See our full cost breakdown for every fee in the program.

How much will the security deposit be?

We don't know until after the application is processed. The deposit for corporate tenants is set by the property owners — not the management company or office staff — and varies widely: it could be minimal, $500, or a full month's rent. Each ownership group sets its own corporate criteria.

Why doesn't your corporate credit eliminate the deposit?

Because owners set their own requirements. Corporate credit also works differently than personal credit — there's no FICO score, and each management company weighs different criteria, even how many leases we hold with them. We can be approved with no deposit at an expensive property and asked for one at a cheaper property.

Approval & timeline

How long does the process take?

The application takes about 10 minutes with a decision within one business day. Property-side processing depends on the property manager — leasing staff aren't commissioned on corporate leases, so they can take longer than usual; we follow up persistently on your behalf. Most placements complete within 7–14 days of applying.

What if I don't get approved?

Every listing we send is for a property management company where we are already approved, and approvals at listed properties are guaranteed. If a property is new to us, we complete their corporate application as a formality.

Can you apply at a property that isn't on your list?

If the property accepts corporate leases, yes — we contact them first to verify requirements. However, our approval guarantee applies only to properties on the list we provide; for off-list properties a denial is possible and the guarantee does not apply.

Can I pay to expedite my file?

Yes — we maintain two expedited slots at a time, and the fee varies by property. If you're in urgent need, ask your Relocation Specialist about current availability.

After you move in

When my 12-month lease ends, will the property renew it directly with me?

No. The lease is in our company's name — Luxe Corporate Living — so renewal leases, unit transfers, floor plan changes, or any updates to lease terms must be signed by an officer of Luxe Corporate Living. A lease renewal fee at the new rental rate applies and is your responsibility before the renewal is signed.
