TERMS OF SERVICE — LUXE CORPORATE LIVING / KRALC INVESTMENT GROUP LLC Welcome to Luxe Corporate Living ("Company," "we," "our," or "us"). By accessing our website, submitting an application, or utilizing our corporate leasing services, you ("Client," "you," or "your") agree to be bound by these Terms of Service.
1. Description of Services. Luxe Corporate Living, operating through Kralc Investment Group LLC, provides a corporate leasing program in which our company acts as the primary tenant on residential leases. We are not a landlord, property management company, or real estate brokerage. Our service is limited to: (a) reviewing your application; (b) submitting a corporate lease application to your target property; (c) serving as the primary tenant on approved leases; and (d) providing administrative support during the lease term.
2. Eligibility. To qualify you must: (a) be at least 18 years of age; (b) have verifiable income of at least 2.5x the monthly rent; (c) provide valid government-issued identification; and (d) execute all required agreements. We reserve the right to decline any application at our sole discretion.
3. Fee Structure. Application is free at intake. Activation Fee: $99 application fee + $400 admin fee = $499 total, due when you select a property. One Month Risk Fee: equal to one month's rent, due at lease signing after approval. All fees are non-refundable once paid, per the signed service agreement and Refund Policy.
4. Client Obligations. You agree to: (a) pay all rent directly to the property on time every month; (b) maintain the property in good condition; (c) comply with all property rules and lease terms; (d) notify us immediately of any lease violations or disputes; (e) maintain renter's insurance at your expense; and (f) cooperate fully with our administrative requests.
5. Limitation of Liability. Our total liability for any claim shall not exceed the total fees paid by you. We are not liable for property conditions, landlord decisions, lease denials, or any consequential damages.
6. Governing Law. These Terms are governed by the laws of the State of Georgia. Any disputes shall be resolved in Fulton County, Georgia.
7. Electronic Agreement. By signing below, you agree that your electronic signature constitutes a valid, binding agreement to these Terms of Service under the ESIGN Act (15 U.S.C. § 7001).

PRIVACY POLICY — LUXE CORPORATE LIVING / KRALC INVESTMENT GROUP LLC Kralc Investment Group LLC respects your privacy and is committed to protecting it through compliance with this policy. This Privacy Policy describes the types of information we collect, how we use it, and how we protect it.
1. Information We Collect. (a) Personal Identification: full legal name, email, mobile phone, date of birth; (b) Financial Information: income documentation, employment records, bank statements; (c) Government ID: driver's license or state ID images; (d) Usage Data: IP address, browser type, pages visited, timestamps; (e) Communication Records: emails, messages, and call logs related to your application.
2. How We Use Your Information. To: (a) process and review your application; (b) submit corporate lease applications on your behalf; (c) communicate about your application status; (d) comply with legal obligations; (e) prevent fraud and maintain security; (f) improve our services.
3. Information Sharing. We share your information with: (a) property management companies for lease application purposes; (b) service providers under confidentiality agreements; (c) legal and regulatory authorities when required by law. We do not sell, rent, or trade your personal information to third parties for marketing purposes.
4. Data Security. We implement industry-standard measures including SSL encryption, secure document storage, and access controls. No internet transmission is 100% secure.
5. Data Retention. We retain your application data for a minimum of seven (7) years for legal and compliance purposes, or longer as required by law.

7. Electronic Consent. By signing below, you consent to our collection and use of your information as described, and to receiving electronic communications related to your application and services.

REFUND & CANCELLATION POLICY — LUXE CORPORATE LIVING / KRALC INVESTMENT GROUP LLC Because our work involves immediate administrative action, underwriting, and direct property negotiations, our refund policies are strictly enforced.
1. Application Activation Fee ($499) — Non-Refundable. The $499 activation fee ($99 application fee + $400 admin fee) is strictly non-refundable once paid. It compensates for: (a) initiating corporate background clearance; (b) preparing corporate lease documentation; (c) verifying your financial documents; (d) opening direct negotiations with your target property; and (e) assigning your dedicated Relocation Specialist. The $499 is not charged at application — only when you select a property and choose to move forward. By authorizing payment, you acknowledge work has immediately commenced and no refund will be issued regardless of outcome.
2. One Month Risk Fee — Charged Upon Approval. The One Month Risk Fee, equal to one month's rent at your approved property, is due at lease signing only after approval. It is not charged if your application is not approved. Once lease signing has commenced and the risk fee has been paid, it is non-refundable.
3. Exceptions. No refunds for: (a) change of mind after payment; (b) property unavailability if alternatives are offered; (c) failure to meet property income requirements; (d) delays due to client document submission issues. In cases of demonstrable administrative error solely on our part, a partial credit may be considered at our sole discretion.
4. Cancellation. You may cancel at any time by written notice to Leasing@luxecorporateliving.info. Cancellation does not entitle you to a refund of any paid fees.
5. Acknowledgment. By signing below, you acknowledge that you have read, understood, and agree to this Refund Policy, and that all fees paid are non-refundable once submitted.

FEE AGREEMENT — LUXE CORPORATE LIVING / KRALC INVESTMENT GROUP LLC This Fee Agreement is entered into between you ("Client") and Kralc Investment Group LLC, doing business as Luxe Corporate Living ("Company"). By signing below, you agree to the following fee structure for our corporate leasing services.
1. Application — Free. Submitting your application is free. No payment is required at the time of application. A Relocation Specialist will contact you within one (1) business day to review your application and discuss available properties.
2. Activation Fee — $499 (Due When Property Is Selected). When you select a specific property and wish to proceed, an Activation Fee of $499 becomes due: (a) Application Fee: $99 — activates your file and assigns your dedicated Relocation Specialist; (b) Admin Fee: $400 — paid to the property management company to process the corporate lease application under Kralc Investment Group LLC's name. The $499 Activation Fee is non-refundable once paid and is made via our secure payment portal.
3. One Month Risk Fee — Due Upon Approval at Lease Signing. Upon approval, a One Month Risk Fee equal to one month's rent becomes due at lease signing. It compensates Kralc Investment Group LLC for assuming the financial risk and legal liability of serving as primary tenant. It is only charged if and when you are approved and proceed to lease signing — not if you are not approved. Once paid, it is non-refundable.
4. Ongoing Monthly Rent. Your monthly rent is paid directly to the property management company per the lease. No additional monthly fees are charged by Luxe Corporate Living.
5. Summary of All Fees. Apply: $0. Activation (property selected): $499. One Month Risk Fee (upon approval at signing): one month's rent. Monthly rent (ongoing): paid directly to property.
6. Client Acknowledgment. By signing below, you acknowledge that: (a) you understand and agree to the complete fee structure; (b) the $499 Activation Fee is due only when you select a property and choose to proceed; (c) the One Month Risk Fee is due at lease signing only after approval and is not charged if you are not approved; (d) all fees are non-refundable once paid; and (e) you have had the opportunity to review this Agreement and ask questions before signing.
